How much does it cost to build a house in Chennai?
Our Chennai rates are ₹2,100 to ₹3,800 per sq.ft built-up, depending on the collection: Essential ₹2,100 to 2,400, Signature ₹2,500 to 2,900 and Bespoke ₹3,100 to 3,800. A 2,000 sq.ft G+1 home in the Signature collection comes to about ₹50 to 58 lakh. Approval fees and government charges are extra, and homes in Bengaluru and Andhra Pradesh are quoted after a site visit.
What does turnkey construction include?
Design, plan approval drawings, structural design by a qualified engineer, and construction from foundation to final coat, including electrical, plumbing and waterproofing, built by our own team to the specification you sign. Interiors can be added. At handover you receive the keys, your full drawing set, every warranty and the stage-by-stage record of the build.
Which areas do you build in?
Across Tamil Nadu, in Bengaluru and across Andhra Pradesh. Our studio is in Chennai. For homes further from it we place a site engineer for the build and visit at every stage, and we tell you at the first call whether we can supervise your plot well.
Is the rate per sq.ft my final price?
The collection rates are a guide, set for Chennai; homes in Bengaluru and Andhra Pradesh are quoted after a site visit. After the site visit and design you receive an itemised estimate with every material, brand and quantity. Once signed, that estimate is your price.
Do you take care of plan approval?
Yes. We prepare the submission and structural drawings and follow them through with the authority. Government fees are paid by the owner and shown separately.
How do payments work?
An advance to start the design, then payments tied to construction stages. You pay for each stage after it is complete and you have seen it, on site or on video.
I live outside India. Can I build with you?
Yes. Design reviews happen on video calls, and you get photos, video and the engineer's checklist at every stage. Most owners visit only for the foundation and the handover.
Can I hire you only for design or interiors?
Yes. Each service can be taken on its own. Tell us what you need below and we will quote only for that.
